What’s included as standard in my room?

Every garden room comes with:

  • 2” Red cedar open-cladding to main side(s)
  • TGV cladding to sides and rear against boundary walls and fences.
  • Choice of bifold or sliding door. Anthracite-painted Aluminium, with toughened glass and BS approved locks
  • Laminate wood flooring. We will provide samples; it is of good quality and exceptionally durable.
  • Ceiling lights and double sockets to main area; dimmer switch; electric wall heater. 1x exterior up/down wall light
  • Insulated steel roof for strength and high insulation.
  • Fully insulated frame for strength and year-round protection from the elements.
  • Mechanically-driven helical screw-piles, adjustable feet, or metal base frame on pads. Site dependent.
Are your garden rooms warm enough to use in winter?

We use fire-rated natural insulation to provide excellent thermal retention, ensuring your garden room stays cosy during the colder months.

Can I include dividing walls or create separate rooms?

Absolutely! We can install partition walls in any of our larger garden rooms.

Can I add a skylight to my garden room?

We wouldn’t recommend it. Our roofs are designed to keep the insulation at its best and last for years, and a skylight would compromise that.

Can I add a toilet, shower, or kitchenette to my garden room?

Yes. We can include a toilet, shower room, and kitchenette in your design. Get in touch to explore the options.

Can I add underfloor heating?

This is our most popular upgrade. Whilst our standard building comes with a perfect 1500kW wall heater, many clients prefer the extra wall space available by installing UFH.

The underfloor heating provides a very comfortable and even heat. As all our buildings are very well insulated (even the floor), it is not expensive to run.

Can I paint or stain the outside of my garden room?

The exterior will not need painting or staining. If you’d like to change the colour, you can use a water-based paint or stain without affecting the wood’s protection. 

Can I put a sauna in my garden room?

We don’t recommend it. Saunas produce high levels of heat and moisture, which can lead to damp and mould over time.

Can you soundproof my garden room?

We don’t offer a fully soundproof option, but we do provide an acoustic pack that reduces sound transfer. If sound reduction is important to you, we recommend choosing smaller doors and windows. Large glass areas let in more noise, reducing the effectiveness of the acoustic pack.

Do your garden rooms include heating?

Yes. Our standard building comes with a 1500kW wall heater. 

What upgrade options are available to customise my garden room?

We offer a wide range of upgrades to suit your style and needs, from heritage doors, air conditioning, and plastering to painting, extended heights, and more.

You’ll always get a clear, itemised quote with your design so you know exactly what’s included.

What exterior cladding options can I choose from?

We use Red Cedar cladding as standard. It has a beautiful, long lasting colour and needs no maintenance. You can also upgrade to Burnt Larch or mix finishes.

Can you build a completely bespoke garden room?

We offer three main styles and work with you on the design until you’re completely happy with it. Your free quote includes a full design and a clear breakdown of your options.

Is plastering and the interior decoration included in the price?

Plastering or decoration is offered as an optional upgrade. The majority of our customers ask us to decorate their cabins, but some choose to decorate themselves.

How close can I build a garden room to my house, wall, fence, or boundary?

We can build as close as 400 mm to any solid structure or boundary, including your house, walls, and fences.

How secure are the doors and windows?

All doors and windows are double-glazed to BS7412 standards, using tough Pilkington K glass for safety and energy efficiency. We fit every unit with high-security, insurance-grade multi-point locks and 5-lever locking systems.

How well insulated are your garden rooms?

We use premium insulation and double glazing for year-round comfort.

Floors and roofs have high-density polyurethane insulation, with the roof also double steel-backed for extra performance. Walls are filled with A* fire-rated natural Rockwool.

All windows and doors feature 28 mm Pilkington K™ Optiwhite double glazing as standard, or 28.6 mm with our acoustic pack.

What is the height of your garden rooms?

All our garden rooms are 2.5 m high externally as standard. The front is the highest point, with a slope to direct rainwater into the rear guttering. Internal height at the back depends on the building’s depth.

How are your roofs built?

Our roofs are exceptionally strong and completely maintenance-free. Each one has 80–110 mm of high-density insulation between two steel plates. Weather-facing steel is PVC-coated for full waterproofing and to prevent moss or algae growth, while interior steel is powder-coated in a soft-sheen white. Every roof has a slope from front to back, to channel rainwater into the rear guttering and downpipe.

What’s the largest garden room you build?

We can build up to 30 m² internally, with a range of dimension options to suit your space.

How is your flooring system built?

Our floors are raised off the ground to prevent rising damp. Inside, we fit an underlay and then your choice of flooring.

They’re incredibly strong, with a load capacity of 300 kg per m². For heavier use, we can add extra foundations for even greater strength.

What type of foundations do you offer?

We use a steel screw-pile foundation system laid in a grid across the entire building. The floor system is installed on top, and it’s all included in the price. Piles usually go to a depth of around 1,000 mm, though the base team may adjust this on the day depending on ground conditions.

We also offer alternative foundations depending on your garden, such as concrete piles, or a steel frame.

How thick is your double glazing?

28 mm as standard, or 28.6 mm with our acoustic pack.

Do I need planning permission for my garden room?

Our garden rooms meet permitted development guidelines, so planning permission is usually not needed. However, in some cases, you may need to apply to your local authority. If necessary, we can handle the application for you as an optional service.

I live in a conservation area, will I need planning permission?

If you live in a conservation area, your garden room must be built behind the rear elevation of your house to fall under permitted development. If it meets these rules, you usually won’t need planning permission.

I live in an area with an Article 4 direction, can I have a garden room?

Yes, but you’ll need planning permission. An Article 4 direction means your local authority has removed permitted development rights.

My property has a restrictive covenant, can I still have a garden room?

Restrictive covenants are conditions in your property deeds or contract that limit certain changes, often to preserve the look of an area. They can apply to both new and older homes and sometimes expire over time. Contact our sales team to discuss your specific situation.

Can I live in my garden room?

Our garden rooms aren’t built for full-time living and don’t meet residential building regulations.

What groundwork is needed before installation?

The ground must be cleared and level to within 200 mm before we install your base.

Does the area that I want to have the garden room need to be level?

Not before your design consultation. We’ll check the ground levels during your design consultation and tell you exactly what needs doing before our base team arrives.

Can you use my existing concrete base?

Yes, as long as it’s the right size, free from cracks, and at least 4″ deep. If it’s too high, your garden room could exceed 2.5 m and require planning permission. Your design consultant will check your base and advise if any work is needed.

Should I clear the site before the design consultation?

No. We can work around sheds, decking, garages, or anything else in the way. We’ll just need a photo of the ground underneath once you’ve moved it, before the base is installed.

Do I need to clear trees and shrubs before the design consultation?

There’s no need to remove trees or shrubs beforehand. As long as we can access the area and see the boundaries, we will be able to take the measurements.

What access do you need to build my garden room?

Your design consultant will check the access to your property. Our roof and floor panels are one metre wide, and for a 3 m deep building, some panels can be 3–4 m long. We’ll need enough clear space to carry these through your side access or house.

I live in a flat, can I have a design consultation?

Yes. We’ll first check if it’s feasible to install a garden room at your property, then arrange an site visit.

Is the installation process noisy?

While some noise is unavoidable with any construction, we do our best to keep it to a minimum. Most of the loud work is done in our workshop before we arrive at your property, ensuring a quieter installation process on-site.

How long does it take to build a garden room?

The installation of our garden rooms typically takes about a week, depending on the size and complexity of the project. If you opt for additional features like decoration, there will be an extra couple of weeks waiting time for the plaster to dry, before painting your cabin.

How can I get internet in my garden room?

We offer two options, both available at an additional cost:

  • Home Plug – Sends your internet signal through your home’s power network, giving you the same Wi-Fi in your garden room.

  • CAT 6 cable – Runs directly from your home router to the garden room, usually alongside the main power cable.

Do you provide the electrical connection from my house to the garden room?

We can connect your cabin to your house for a small charge. In the majority of cases we will connect direct to your consumer unit, or to the nearest ring circuit. 
You can also use your own electrician if you prefer.

How many sets of keys will I get with my garden room?

You’ll get three sets of keys, ready to use from day one.

What areas do you cover for installation?

We currently cover the whole of the South-East of England.

What is the estimated time from order to completion?

It usually takes around 3 months from start to finish and a week on site.

Do I have to pay the full cost of my garden room upfront?

Absolutely not. We’ve spread out the milestone payments throughout the entire project timeline.

  • To book a place in our calendar we ask for £1,000+vat
  • 50% 9 weeks prior to start (we take the £1,000+vat from this)
  • 40% on day one of the build
  • 10% on satisfactory completion
Do you offer finance options?

Financing

Do I pay separately for installation and the base?

No. The price of your garden room includes both the base and full installation.

What maintenance does the wood cladding need?

Our Red Cedar cladding is maintenance-free. Over time, it will naturally silver.

We treat the Red Cedar with a clear UV oil to maintain it’s colour. If you prefer the silver look, please let us know and we will not apply.

How long will my garden room last?

Our garden rooms are built with premium materials and will last over 30 years. We also include a 10-year structural guarantee, so you can invest with confidence.

Do your garden rooms come with a guarantee?

All our garden rooms come with a 10-year structural guarantee.

Can I move or relocate my garden room after it’s built?

It’s not a practical option. The cost of relocation is usually high and often outweighs the benefit.
